Micro-IWMS for the Public

For the last quarter-century, my professional life has revolved around enterprise Integrated Workplace Management Systems (IWMS), Facilities Management and Technology. I have spent thousands of hours working with behemoth platforms like Archibus, watching them scale to manage millions of square feet for Fortune 500 corporations, massive hospital networks, and global institutions.

While these enterprise platforms are fantastic data engines, they are also incredibly complex, prohibitively expensive, and require a dedicated army of specialists to maintain. They offer zero appeal to a small business or single property owner.

Meanwhile, outside the massive corporate facilities industry, I've noticed an even greater need hiding in plain sight.

The "Shoebox" Liability

Small-to-medium business (SMB) owners, boutique property managers, multi-site franchise operators, and everyday homeowners are managing their most valuable physical assets using what is called the shoebox method. Crucial capital asset data, maintenance receipts, system warranties, and emergency instructions live scattered across paper folders, buried email threads, and frantic text messages with local contractors.

When a pipe bursts, a roof fails, an insurance claim is filed, or a property is sold, owners lose thousands of dollars in equity and legal disputes simply because they lack a verifiable, legally defensible physical history of their space.

Many building owners want to do the right thing, but they don't know who to trust, what to track, or how to keep organized records. I have written before about how a single point of data serves many masters. Homeowners and small single-plot owners are just as responsible for their assets as big-box retail giants—they just don't need the massive, complex software built for them.

We need a complete reenvisioning of how physical property data is captured, preserved, and leveraged. That is why I am building PropEty.

Upload a basic floor layout or sketch, and drag-and-drop digital pins to map hidden structural vitals (HVAC units, water shut-offs, electrical panels, or deep electrical schematics) seamlessly from your phone or desktop.

Building Health Automation

Snap a photo of an asset's data plate. PropEty uses AI-driven text recognition and manufacturer cross-referencing to instantly build its lifetime preventative care schedule, sending simple text nudges when it’s time for maintenance.

Smart Utility Pulse

PropEty securely integrates with local electric, gas, and water providers to pull automated usage and cost data. By monitoring consumption patterns, the system flags unusual spikes—acting as an early warning system for hidden pipe leaks or failing appliances.

Ticket Desk

Tenants or employees scan a localized QR code to log issues. Owners can manage the task internally or text a Link to external contractors so they can view the canvas location, attach invoices, and close the job—no contractor account creation required.

Local Code Intelligence

PropEty maps your property's zip code directly to local municipal laws, building restrictions, and historical plat division requirements. If a local ordinance requires an annual test or a specific permit for a mechanical swap, the system flags it automatically.

The Hybrid Vault

A highly flexible, unalterable ledger that ties invoices, warranties, and municipal permits directly to the property asset map. Because data privacy matters, owners can choose exactly what information is stored locally on their device versus what is securely backed up remotely to the cloud.

For the single-plot business owner, everyday homeowner, or those navigating stressful life transitions—like being newly widowed or divorced—managing a building alone can be overwhelming. The app delivers bite-sized building care modules, translating complex engineering concepts into plain English so you have sound, defensive guidance away from unscrupulous or predatory contractors.

To keep our community sharp and engaged, I am also designing virtual and local Property Pulse event days—think of it as a neighborhood conference or a dedicated party for your house. It’s a space where users can actively dedicate a weekend morning to updating their asset maps, learning proactive seasonal care, and sharing knowledge and trusted local contractor recommendations with other owners. It's like a one-on-one date with your place.
